A standard home inspection does not include the septic system. That surprises people, and it is how buyers end up closing on a house with a drain field at the end of its life and finding out during the first heavy rain. If nobody specifically orders a septic inspection, nobody looks.
A real inspection covers five things. We locate the tank and open it rather than judging from the ground above. We measure sludge and scum levels to see where the system actually sits in its cycle. We check that both baffles are intact. We run water through the system to confirm it flows the way it should. And we probe the drain field for saturation, because a field is the expensive half of the system and an inspection that skips it has only checked the cheap half.
